At their Monday Nov. 20 meeting, Cornelius commissioners will conduct the final public hearing, then render a decision on a request by MW ARK to subdivide and rezone the Michael Waltrip properties located at 19340 Liverpool Parkway and 20310 Chartwell Center Drive from Highway Commercial to Conditional Zoning. The owners believe su dividing the 11.48 acres into two lots will facilitate sale of the land and buildings. The site has been vacant for two years.
Planning Director Wayne Herron says that by subdividing the parcel and assigning conditional zoning, it allows the Town the opportunity to place conditions on the future use of both properties.
Here is what Herron says: “While the Town wants to be as flexible as possible, there is concern over the possible use of the buildings with commercial, retail and service uses that could create a shopping mall type of environment with traffic generation that may cause further gridlock and conflict. The conditional zoning process will allow the town to place further conditions that help mitigate any negative traffic impacts.”
Also at Monday’s meeting, the Board will receive a report from the NCDOT on two alternative projects in the Highway 115/Potts Street area to reduce congestion. The meeting will begin at 7 pm in Town Hall on Catawba Avenue.
