Feb. 3. Dave Vieser. Charlotte-based Godspeed developers is planning a two-story building on vacant land at 21405 Hickory St. adjacent to downtown Cornelius. The structure will house a spa on the first floor and an apartment on the second level. .
The project will not require rezoning, according to senior town planner Aaron Tucker. “It is a use by right in the Town Center zoning district,” he said.
Hickory Street area changing
The location is a little more than a block west of Hwy.115 on the north side of Hickory. It’s near the upcoming Venue project fronting on South Main Street.
It would also be walking distance from downtown and the Cain Center for the Arts.
Tax value
County tax records show the property most recently valued at $49,500 with annual property taxes of $414. Previously the lot carried a tax value of $112,300 but it was reduced to $49,500 during the 2019 revaluation. The property transacted in 2020 for $70,000, according to tax records.
Since the proposed building is a “use by right” project, no town board or planning board approval is required. However, the town’s Architectural Review Board is considering the plans.
