March 3. Two different developers will present their projects in detail at tonight’s Cornelius Town Board Meeting:
1. Applicant Matt Greco seeks to amend zoning on 12.8 acres of land located on the east side of Statesville Road, north of Westmoreland Road, currently occupied by two homes. He seeks to construct approximately 48,000 square feet of commercial flex space and 21 “barn-dominium” units. The project also includes supporting development of a public greenway. Existing zoning is a combination of Neighborhood Residential and Highway Commercial. Proposed zoning would be conditional zoning.
A community meeting was held on Feb. 19 with approximately 12 attendees.
2. Developer Drew Thigpen from GGW Flex Holdings seeks to amend zoning on approximately 36 acres of vacant property on Bailey Road east of Highway 115 to construct 188,000 square feet of flex space for a business center. Existing zoning is Rural Preservation and the applicant seeks Conditional Zoning. A similar application, only with five buildings, was considered in 2023 but withdrawn by the applicant before a vote could be conducted.
A community meeting was held on February 27 with over 125 in attendance.
—No vote will be taken by the commissioners on either project, but the public is invited to speak. The meeting will begin at 6 pm in Town Hall on Catawba Avenue. It will also be live streamed on the town website: www.cornelius.org.
