Jan. 30. By Dave Vieser. The community meeting detailing a proposal to build “barn-dominiums” and flex warehouse space on 13 acres on Statesville Road/Hwy. 21 will be held on Feb. 19 at Town Hall. At that time, residents will have the opportunity to examine the specific plans being proposed and speak to the developer.
The proposal for the barbell-shaped property, designated as the Statesville Road Flex Park by the town, has been submitted by Matt Greco, who lives there with his wife and young son.
He is asking the town to rezone the property from residential to commercial. The property is on the east side of Statesville Road/Hwy. 21 and north of Westmoreland.
The community meeting is on Wednesday Feb. 19 at 6 pm, in the Community Room at Town Hall.

Greco wishes to convert his existing house into office space near the center of the project, which is virtually invisible from Statesville Road. It’s buffered by trees adjoining the Weatherstone neighborhood.
Specifically, the project calls for 13 barn-dominiums suitable for second homes and man-caves for high net worth individuals who want special accommodations for boats and tour buses.
The plan also calls for seven flex space buildings with roll-up doors suitable for local contractors, marine businesses in particular.
Floorplans range from about 2,000 feet up to about 12,000 square feet.
Next steps
The next step in the proposals review after the community meeting will be the first presentation to the town board, currently scheduled for their Monday March 3 meeting. Public hearings before the town Planning Board and the full Town Board will follow.
