By the numbers: The Birkdale Village expansion proposal

Dec. 18. Given approval from the Town of Huntersville, which is an open question until the Board of Commissioners votes sometime next year, Jamestown LLC will undertake major changes in Birkdale Village.

Plans once again include an office building on the existing Barnes & Noble site and a 150-unit apartment where Dick’s Sporting Goods is as well as a new hotel nearby and 599 net new parking spaces.

The project would break ground in 2027 at the earliest, with work beginning in 2026 to widen NC 73 from four to six lanes.

Business Today covered the unveiling of the plans at a community meeting Monday night at Community in Christ Lutheran Church.

Mixed-Use Office Building
6 stories, 100 feet
120,000 square feet of office space
13,000 square feet of ground-floor retail

Full-Service Boutique Hotel
5 stories, 80 feet
125 rooms
109 underground parking spaces
Amenities: lobby, fitness center, 3,000-square-foot full-service restaurant and bar, 10,000 square feet of meeting space

Mixed-Use Residential Building
6 stories, 80 feet
150 upscale residences
1 bed / 1 bath & 2 bed / 2 bath layouts
10,700 square feet of ground-floor retail

    • Birkdale is no longer an enjoyable place to be. It is simply too crowded. Expanding Birkdale is irresponsible and foolish.

    • Same old game plan that didn’t pass last boards smell test. Let’s hope this new Huntersville Town Hall board isn’t fooled by the lie that Birkdale will be made better. Birkdale is not better since NAP made their so called improvements.
      Crowds, fights for parking spaces, thefts and no police help.

  2. The figures presented here are clearly only half the story. 599 net new parking spaces? (questionable) Balance that against how many parking spaces will the workers at a six story office building require? How many spaces will the 150 residential units require? How many spaces will the staff and and guests at a 125 room hotel require. Likely more than the 109 spaces being built. Smoke and mirrors.

  5. I absolutely love the updates to Birkdale! The store selection has improved dramatically, with more high-end options that make it a standout destination. The new paint and design look so much more modern and appealing compared to the older style near Barnes & Noble and Dick’s Sporting Goods. Adding a hotel sounds like a fantastic idea that will only elevate Birkdale in the long run. And for anyone concerned about parking—just use the valet! It’s so convenient, and I never have to worry about finding a spot. I really hope this new plan moves forward and isn’t derailed by resistance to change. Progress like this can truly make Birkdale even better.

  6. They kept referring to the plans as “progress”…
    When community members come out in droves telling you that this project will not improve their quality of life, but will only hinder it… That is called greed not progress!

  8. The overdevelopment psychopaths are at it again. “Development” never benefits the people who actually live here. It just makes our lives more congested, expensive, and dangerous.
